I guess I shouldn't be surprised but damn.

"My" custom ordered insulation showed up today. Except it wasn't my order, it was someone else's order. So I guess I'm waiting for them to either find and reroute my order or remake & reship my order.

I just can't win.

I have installed all my electrical outlets and switches. I've also flashed around the base of the building and installed eve closure foam to seal the metal siding to the framing. I was planning to use the long holiday weekend to hang insulation and OSB walls, but I guess not.

Roof started leaking like crazy with a couple snowfalls in the last couple weeks. Fortunately, I got my insulation late, and it wasn't installed.

Been up on the roof, looking at pooling water, running string lines and playing with 6' levels. Realized they really f****d the building up when they lowered it to pass code. I cannot figure out how they did what they did.

I have a friend coming over this week to discuss options. I think I'm going to end up buying new roofing metal and installing a new roof with ribbing running up & down the roof slope, not across.

I cannot overstate this: DO NOT BUY A CARPORT STYLE BUILDING. DO NOT BUY FROM INTERSTATE STEEL.

All progress is stopped until a solution is figured out and installed.

No I'm not going to attempt to work anything out with the shitbag company who sold & installed the building.

Wow Chad - I am really sorry you are having all this trouble. Thank you for posting up the problems and warnings. I have been considering a building similar to yours but after reading this and several other threads, I am heading running and screaming in another direction!

I think I will do a pole barn type building. There are several good reputable builders around here and the cost is not much more than the steel buildings.

The new metal roofing materials arrived this week. I'll be installing it over the old roof, with the ribs running down the roof line instead of across the roof. I'll have to work out some details because there is no overhanging eve and the water will now run down the side of the building with the garage doors.

I went to a HUGE car part swap meet today in Turlock, CA and picked up this Bronco sign that will eventually hang in the shop. Hopefully by March.

So you going to attach the new roof to the ribs of the old? I know you get some crazy winds out there, but are you worried about snow load? What is the spacing between the ribs on the existing roof? I suppose if you can stand between ribs once new roof is installed and not collapse it, then I guess it should hold up to snow. I am hoping for smooth sailing on the shop from here on!!

We are going to run 2x4s across the roof, anchored to the metal framing, on top of the existing roof . They will be spaced about every 18". Then the new metal will screw to the 2x4s. The current roof is sitting on framing members 2'11" apart and sloped across the building (sort of). You can walk on my roof now but you need to keep your weight on the framing. My support spacing will be closer and have much more slope, so the snow will slide off (maybe it's only a 2/12 pitch). The current design doesn't allow the snow to slide off at all. So I think my new design will only improve the snow load situation.

It is just the way a 'carport' building is designed, the roof rolls over to the walls. I'm sure it's a cheaper/simpler design compared to having an overhanging eve. For my building it was less expensive and allowed for a taller interior with a 15' peak height. I was trying to keep the interior space as tall as possible for a lift in the future. I would 100% loose the interior height, and go with a normal roof if I could do it over again.

Between the 2.5 months waiting for them to rebuild the building last year, and now the time spent waiting for new material & reroofing, it will end up costing me about 5 months. The new roof materials alone is equal to the price difference between the 'carport' and 'a-frame' roof designs.

Lesson learned, a little late.

Making some progress. I have to install a bunch more screws, ridge cap, reinstall trim, and order more transition flashing (I ordered about 1/2 of what I needed bangtard ). But I like the brown much better than the red, and it matches my house roof MUCH better. Don't ever let a colorblind bachelor pick colors.


I showed an engineer friend how the building walls were in shear on screws and he was amazed that an engineer signed off on the design. He said that since I have modified the roof by installing a second roof of a different design, the engineer of record is 'off the hook'. So I went ahead and ran a 1/2" bolt through each of the studs that were set in shear on metal screws. After seeing everything I'm doing, bolting the studs through, added 2x4s across the roof, and the OSB on the walls my friend said I've made a lot of structural improvements and I won't have to worry about it ever failing, under 'normal' circumstances.

Soooo slow.

New roof is on, except one end trim section. I have to wait for the wind to calm down a little.

Insulation is up. That was a PITA, even with 2 sets of scaffolding. 45' rolls up and over the roof. Apparently my right arm and shoulder no longer works correctly above my head.

One wall of OSB was installed and painted while I was waiting on the new roof. A few more pieces are up since the pics, and more are going up each day.

Turning out really nice! What is the backing on the insulation? Any concern of grinding or welding sparks damaging it?

Long overdue update.

All inspections are complete, certificate of occupancy is issued. It's actually been a while.

Unfortunately, as soon as the C.O. was issued a bunch of other stuff needed done.

We emptied a storage locker so we could stop paying that bill. So 10'x20' of 'stuff' moved into the shop. The attached garage is really too small to park 2 daily drivers in, so we've been moving as much into the attached garage, while leaving space for 1 car. I picked up some 6'w x 3'd wire shelving from a warehouse sale a while ago, and have lined the walls of the garage. With shelving on both sides of the garage, we've done a pretty good job. I didn't want camping, snowboarding, etc stuff in the shop where it would be prone to damage due to sparks and welding. A lot of car parts that won't be needed often have also been stored in the garage.

Spring also hit and landscaping became a pressing issue. Every weed that grows in Nevada wants to stick in you, or your dog. I had a large garden area that wasn't going to be gardened, and a section of grass that had died due to the construction. After the Plymouth, 72 Bronco, and shed were moved we installed sprinklers, edging, and decorative stone edging. We also tilled everything up, added top soil and compost, and planted grass seed. Time was of the essence to get the seed to take before the heat of the summer started, and the thorny Nevada death weeds started growing. We are about 3 weeks since germination and things are taking root well. A few weeds, clover, and a tree or two is sprouting. As soon as things are stable we'll take care of the invaders.

I've finally got to spend time organizing. Fortunately, my parents were getting rid of a couple shelves, and my neighbor's company moved into a Chrysler/Jeep dealership building and he has more shelving than he knows what to do with. So things are coming together. A little more moving things around and I think I'll have a workable space soon.

There are a few odds and ends, a garage door opener, a gate opener, and maybe a swamp cooler and it will be all 'done'. Even without a swamp cooler it is pretty nice in the garage. It was 92* today and was decent in the shop. Luckily a big tree in a neighbor's yard shades the building in the afternoon, and the garage doors face east so the sun never really beats on that side of the building.

That is so nice to see. I hope you can now put all the unfairness behind you and enjoy! That grass looks amazing for being new seed!!

Shelves are awesome! They will help a lot!! If you decide to bring camping gear in, you could make a curtain out of canvas tarps to protect it all from sparks.

The key really is keeping it organized so it's ready to be worked in! Stuff accumulates so fast and it's a constant battle, especially when you have other family members who just drop stuff off on your benches and floors...

Glad to hear the swamp cooler won't have to work too hard! Can you place it where it will be in the afternoon shade?
